Buying In Fremantle?
Here’s What You’re Up Against

Fremantle isn’t a quiet suburb anymore, and the numbers show it.

The median house price in Fremantle is $1.61 million, up 14.6% in the past year. Units sit at $775,000. Houses are selling in about 26 days, units in 16.

If you turn up to a home open without pre-approval, you’re competing against people who have it. In a 26-day market, that’s usually the difference between getting the property and getting a phone call about the next one.

We can get your pre-approval sorted before you start looking. You’ll know exactly what your budget is, and you can make an offer the same week you fall in love with a place.

Stamp Duty
in Fremantle

WA’s first home buyer stamp duty rules changed on 7 May 2026, and the thresholds went up:

  • Under $600,000: you pay no stamp duty at all
  • $600,001 to $800,000: you pay a discounted rate
  • Over $800,000: no first home buyer discount

A median Fremantle house at $1.61 million sits well over the cap. Buy a house in Fremantle proper, and you won’t get the concession.

Units land differently. At a $775,000 median, plenty of Fremantle apartments fall inside the discounted band. One-bedroom units sit around $545,000, which is under the threshold entirely. No stamp duty at all.

Where you buy in Freo can change your upfront costs by tens of thousands. Most people find that out when their settlement agent sends the invoice.

Give us a call, and we’ll run the numbers on the property you’re looking at.

Fremantle Mortgage Broker
FAQs

Is it better to use a mortgage broker or go straight to the bank?

Your bank can only offer you its own loans. We compare across a panel of lenders, so you see what else is out there before you sign anything. We also do the paperwork and chase the lender for you, which is the part most people find painful.

Is it cheaper to go through a mortgage broker?

Using us doesn’t cost you anything. The lender pays us a commission once your loan settles. It doesn’t change your interest rate or your repayments. Because we compare lenders, people often end up on a sharper rate than the one their bank offered.

What's the downside of using a mortgage broker?

No broker has every lender on their panel, so none of us can see the entire market. Some brokers also drop off the radar after settlement. We’ll tell you upfront which lenders we work with, and we’ll still take your call in two years when your fixed rate rolls off.

Do I need to come into your Fremantle office?

No. Plenty of our clients do the whole thing over the phone and email. But if you’d rather sit down with someone, we’re on Elder Place and the kettle’s on.

How much can I borrow to buy in Fremantle?

It depends on your income, your savings, your existing debts, and the type of property. Fremantle has a lot of apartments and heritage properties, and some lenders treat those differently to a standard house. We’ll show you what each lender would put on the table rather than a ballpark figure. Our loan calculator is a decent starting point, though.

Can I get a home loan in Fremantle if I'm self-employed?

Yes. You’ll usually need two years of tax returns and financials. Some lenders will work off one year, or off your BAS statements. Freo has a lot of small business owners and sole traders, and we do this often.

How long does it take to get pre-approved?

Usually a few days once we’ve got your documents together. Most pre-approvals last around 90 days. Fremantle houses sell in under a month, so have it ready before you start going to home opens.
